SPIA has a proprietary pipeline of real estate projects due to the team’s experience and relationships augmented by the Group’s access to a wide array of real estate investment opportunities through its relationships with
developers (as development partner and/or construction contractor). Further, developers and property owners widely recognize the brand and the premium it enjoys which acts as a strong attraction to partner with SPIA.
Evaluation
Experienced and skilled real estate development, credit and risk analysis teams including senior advisors with deep domain knowledge, and expertise in the Indian real estate sector, equipped with the ability to tap into
the Group’s integrated platform. This, coupled with the advantages of a strong risk evaluation framework and a robust conflict management process to handle related party transactions. e.g. internal and/or third party
cost benchmarking, appointment of independent consultants for monitoring purposes, etc.
Monitoring
SPIA has an in-house project management and construction team to monitor the progress of projects in which investments have been made. Additionally, third party projects in which investments have been made are also monitored by in-house project management
teams.
Exit
SPIA leverages its financial intermediary relationships and past experience to explore all viable exit options. We assist the Investment SPVs in improving operating performance using our expertise and brand lineage to enhance sales/leasing and closely
monitor costs. Additionally, the investors have access to all marketing channels for exits from investments including relationships with property owners, investment funds seeking stabilized assets, and institutional
buyers.
